Going the ‘xtra’ mile

Land may be drying up in Auckland but there are ways of discovering untapped potential even in the smallest of backyards. In fact, one locally-owned company has come up with a versatile solution that can be converted into an office, a music room, bedroom, study room, or art and crafts studio – the sky’s the limit.

Owned and founded by experienced builder Malcolm Lusby, StudioXtra opens up a world of options for those with enough space for a 10m2 studio.

Malcolm says the modern-day studio leaves most clients amazed with its practicality, flexibility and usability.

“The units are surprisingly roomy, as people have told me. An en suite with a toilet, vanity and shower cubicle can be added making it completely self-contained. It’s ideal for guests, homestay students or elderly parents.”

Studios are available in three options:
(1) kitset packages, (2) built on-site to a closed-in stage, or (3) built on-site to completion. Being 10m2, the studios do not require a building consent in most areas; however,
when an en suite is added a building consent would be required.

A lot of people would rather go down the DIY route or enlist the help of other contractors, says Malcolm. “We’re happy to accommodate different needs and customers decide just how much they want to be involved.”

Incredibly flexible and innovative, Malcolm’s team can even make changes to existing homes to create a seamless flow to the studio. StudioXtra also supplies 1 and 2-bedroom self-contained minor dwellings as kitsets, built on-site to closed-in stage, or built on-site to completion. For those who require something larger, a building consent is needed.

Everything is done in accordance with council regulations and building regulations and special consideration is given when building in a sea spray zone as exterior fixings and roofing have to comply with the Building Act.

With more than 40 years’ building experience under his belt, Malcolm, a Bucklands Beach local, has overseen and constructed some of Auckland’s most prestigious homes.

Malcolm has a team of Licensed Building Practitioners (LBP) building the studios and minor dwellings. All projects built by StudioXtra to completion are covered by a five-year guarantee.

Using quality materials from selected suppliers, StudioXtra delivers a product that stands the test of time. An investment for life, these studio and self-contained minor dwellings can be potential income earners and can add significant value to properties.
